Compliance is usually an afterthought, tracked by whoever has time. That is when things fall through the cracks. We map an asset's statutory obligations before we operate it: 500+ obligations across 60+ Acts and legislative instruments, each traced to its section. That register is the specification for PKWY-OS, and for the way we operate. Your asset stays protected, and you never have to chase it.

Compliance on autopilot

PKWY-OS is being built so that every legislative requirement, such as bond lodgement and tenancy notices, becomes an automated workflow. Deadlines are met by the system, but always with human oversight. Automation removes the admin, not the accountability.

Lean operations by default

Automate every routine operation we can, so the onsite team can invest their time in residents. Less manual process means fewer errors, lower overhead, and a tighter cost base. That is what PKWY-OS is being built for.

Tax concessions, protected

Managed Investment Trusts qualify for reduced withholding tax rates and capital works deductions, but only with documented evidence. PKWY-OS is being built to capture that evidence as the building runs. Nothing has to be pieced together at audit.

From the start, they shape the software, the processes, and the team that runs the building. Certification, when we pursue it, should confirm what is already in place rather than change how we operate.
